FACILITY
Ballwin Baptist Church constructed a new 15,000 square foot, two story classroom addition, as well as interior renovations to the existing facility. This addition was completed as phase 1 of a multi-phased project.
CHALLENGE
The 40+ year old existing facility looked dated so a goal of the project was to change the image of the facility and provide a "presence" to the church from the heavily-traveled Manchester Road in West St. Louis County. The design, by Mitchell + Hugeback Architects, involved building immediately adjacent to the existing structure and framing over the roof of the existing classroom building to create a contemporary appearance for the Church.
As with most church projects, designing to meet all of the needs of the church congregation, while meeting tight budget constraints can be very challenging.
SCOPE OF SERVICE
The architects for the church understood the need to control the cost of the project from the onset and engaged CCS Group in 2003 to perform preliminary cost estimates at various points in the design phase to gage the budget for the project. This information accumulated during the development of the cost estimate allowed the church's building committee to make fact based decisions about moving forward to the next phase of design with the necessary assurances that the project budget could be met.
OUTCOME
The project was bid in May of 2006 with bids received closely matching the CCS Group estimated cost. Construction began in August 2006 and CCS Group was retained by the church to provide project management services, working with the owner, architect, and contractor through completion in August 2007.
