FACILITY
A bond issue was approved in April 2009 providing funds to build a new 40,000 square foot classroom addition to the existing Parkside Elementary School. This addition will include a larger gym space, office area, fine arts classrooms, and new classrooms. The existing facility consists of a 1920's 3-story building, a gym/multi-purpose room addition, and a mid 1990's classroom addition. Once the new addition is completed in Spring 2010, the existing 1920's era building will be demolished which includes asbestos abatement, building tear down, and site work at the existing building site. |
SCOPE OF SERVICE
CCS Group has been hired by the District to serve as the Owner’s representative through the design, budgeting, bidding and award of contracts, and the full build out of the project. We will develop and maintain the project constructions schedules with input from the General Contractor and their subcontractors and review and approve pay applications, lien waivers, and certified payroll reports. |

CHALLENGE
Building the Parkside Elementary Addition presents some unique challenges that must be managed including:
- Safely constructing the new addition adjacent to the existing elementary school that must remain fully operational.
- Coordinating construction traffic with existing bus and parent traffic in a confined space.
- Access around the building addition site is limited with a 3:1 slope on 2 sides extending down 10' to 15'.
- Preparing the building pad for the addition in a 3 week schedule using only the confined space available.
- The building construction began October 1st, 2009 and the building must be fully enclosed by March 1st, 2010. Given the load bearing masonry construction and cold weather construction months, maintainging high productivity and effective cold weather construction provision will be imperative.
- Once the addition has been finished, scheduling the transition to the new facility, asbestos work, building tear down, and site work in time for school to open in Fall of 2010.

OUTCOMES
- CCS Group worked with the School District Board, Designers, and Superintendent to develop a floor plans and elevations that could be constructed with the available budgeted funds.
- Utilizing CCS Group budget estimates, project alternates were developed for parking, upgrades to existing space, and removal of the existing structure.
- Building construction began on the Parkside Elementary School Addition on October 1st, 2009. Check back for progress updates as CCS Group works with the District and Contractor to meet the tight schedule.
