CLIENT
Gasconade County School District
Owensville, MO

FACILITY
The Gasconade County School District built a new $11 million, 53,450 square foot elementary school, which is the first new elementary school constructed in the district since 1908. Elementary classes were previously divided between two buildings; the original 1908 elementary building and the original high school building.  The cost to renovate and operate these two existing facilities far exceeded the cost to build a new facility with modern and efficient HVAC and electrical systems.

CHALLENGE
Prior to CCS involvement, the design team envisioned a 2-story building design which would add significant cost. CCS Group worked with the school district and the design team to modify the concept to an equivalent single story facility which would easily fit on the open field site. The new site challenged the design and construction team to work around a wet spring, move 60,000+ yards of materials, and to stabilize the building site while keeping the tight schedule to allow the facility to open on time for the 2007-08 school year.

SCOPE OF SERVICE
CCS Group provided the following hands on services to protect the School District’s interests:

  • Daily on site oversight of the work to insure contract compliance.
  • Review and inspection of systems and products installed to insure installation of work complied with the manufacturer’s requirements.
  • Conduct weekly progress meeting with Contractor and the School District.
  • Manage and update CPM schedule bi-weekly to monitor progress and avoid potential delays.
  • Review pay applications and cost proposals and advise the School District on the same.
  • Prepare directives to Contractor for work scope changes with the School District’s approval.
  • Track RFIs, directives, and change orders to prevent delays.

OUTCOMES

  • Dr. K. Sally Knight and the School Board estimated CCS Group saved the District over $2M. This figure far exceeded CCS Group’s fee for the project.
  • Under the guidance of CCS Group, the design concept was altered from a 2 story to a 1 story building which was easily accommodated by the open site. This modification saved an estimated 10% - 12% on building costs which was reinvested to provide a facility that better served the School District’s needs.
  • The project was completed on time allowing the District to move-in and install new fixtures and providing the teachers adequate time to set-up their new rooms.
  • Good communication throughout the project kept the work moving forward; RFIs were answered typically within 24-48 hours and directives were issued when the work scope changed to keep the Contractor moving forward.
  • Questions, delivery delays, coordination issues were anticipated early and solutions were provided to the Contractor eliminating or diminishing delays to the work.
