FACILITY
The Community Fire Protection District constructed a new firehouse that includes a 4 vehicle apparatus bay, 6 bunk rooms, EMS office, Captain’s office, exercise facility and ancillary uses.
CHALLENGE
As with any emergency response facility, the safety
of the community depends on a firehouse that is efficient
and meets the needs of the fire department staff. These
objectives were further challenged by the small, sloping
site and the need to remain at the former location.
SCOPE OF SERVICE CCS Group provided the district with project management services from programming through occupancy and punch list completion. As the owner’s representative, CCS fine tuned the programming effort and aided the specific tasks which were key to the completion of a successful project.
- Land Acquisition – CCS suggested and guided the acquisition of an abutting parcel; including necessary surveys and EPA reports. This also included serving as liaison between the Board, Attorney, and the title company to facilitate the actual transfer of ownership.
- Permitting –Though allowed by existing zoning, several variances had to be achieved to allow the facility to be constructed on the odd shaped parcel of ground. CCS managed the submittals, negotiations, and subsequent approvals from the City.
OUTCOMES
- CCS Group challenged the architect to create the best solution to achieve the district’s programming goals.
- Seeing that all of the district’s goals could not be achieved on the existing site, CCS Group presented the Board with alternative designs for the site and recommended acquisition of an additional parcel of land.
- CCS Group recommended reconfiguration of the firehouse to include a lower level which would accommodate the sloping site while maintaining the apparatus bay, bunk rooms, and offices on the main level.
