FACILITY
New mechanical and electrical systems were installed at the Gerald Elementary, Owensville Elementary, and Owensville High School. Total project cost was in excess of $5 million.
Old fuel oil boilers were removed, new high efficiency gas-fired boilers were installed, and full air conditioning services were provided at each of the facilities. Self contained boiler/chiller plants were utilized. Building classroom space was not sacrificed to accommodate the new equipment and building additions were not required.
CHALLENGE
The primary challenge was the short schedule to accomplish the work, an eleven week time-frame to remove old equipment, install new piping systems, install unit ventilators-AHUs-FCUs-RTUs and electric services and to reconnect the existing panels to the new service. New fire alarm systems were installed to bring the buildings up to code, ceilings were replaced, and the buildings were cleaned for the start of the new school year. An additional challenge was that summer school classes limited work areas and required added safety measures to insure the safety of students and faculty.
SCOPE OF SERVICE
CCS Group provided the following hands on services to protect the School District’s interests:
- Daily on-site oversight of the work to insure contract compliance.
- Inspection of systems and products to verify that work complied with manufacturer’s specifications.
- Conduct weekly progress meetings with the Contractor and the School District.
- Manage and update CPM schedule bi-weekly to monitor progress and avoid potential delays.
- Review pay applications and cost proposals and advise the School District on the same.
- Prepare directives to Contractor for work scope changes with the School District’s approval.
- Track RFIs, directives, and change orders.
- Coordinate construction work with custodial staff for cleaning and opening of each school.
OUTCOMES
- Dr. K. Sally Knight, GCSD Superintendent, stated that without CCS Group's assistance these projects would not have been completed on time and that the start of school would have been chaos.
- Utility cost totals are being reviewed. Initial estimates indicate significant fuel savings for heating, which will offset the added expense of air conditioning in each of the buildings.
- Teachers frequently comment about the better learning environment that has been created in the three schools as a result of the more comfortable environment.
